Essentials Plan

5% of monthly rent per unit

Highlights include:

  • Professional photography, videography and advertising of vacancies.

  • Giving tours to interested applicants.

  • Screening tenants based on credit, income, background and rental history.

  • Access to bulletproof templates which we fill out for you for contracts and documents including leases, renewals, rent increases, condition statements and more.

  • Record keeping and compliance assuring you are always protected.

  • Move in and move out walkthroughs we conduct with the tenant to document any damage as well as provide pictures.

  • Acting as intermediary, buffer and point of contact between you and the tenant, which lets them know that you are a professional landlord expecting to be paid fully and on time.

  • Secure and online rent payment through our individual client portal. This includes processing payments for the landlord and tenant, and holding security deposits in accordance with state law… Say goodbye to outdated payment forms like checks and money orders, or unprofessional and not secure forms like Venmo.

  • Eviction and arrears assistance.

Full Service Plan

10% of monthly rent per unit

Highlights include everything offered in the essentials plan, plus:

  • Notification and management of maintenance callouts.

  • Managing vendors and accounts payable. This includes oversight of accounts and services for landscapers, handymen, utility companies, cleaning crews, winter weather call-outs, etc.

  • 24/7 emergency maintenance answering service to a dedicated call center. Tenants can log into their online portal to request maintenance work orders, as well as take pictures and upload them into the portal so crews can see what the problem is and that the damage is documented for future considerations.

  • Random on site “check-ins” by One Call staff to monitor common areas and outdoor spaces to ensure compliance with tenants and that vendors are doing a satisfactory job. Any infractions shall be photographed, documented and addressed.

  • Monitoring of already installed security systems in common areas and elevators, and investigating resident complaints.

  • Making vendor recommendations and onboarding them. This is recommended for new investors and landlords. We can negotiate more favorable rates with these vendors for you as well.
