Phase I… Pricing, Advertising & Tenant Screening

  • One Call Property Management ensures you are charging an appropriately priced rent based on our expertise and area data.

  • We utilize our professional photography equipment (over $30,000 worth of technology) to photograph and take videos of your apartment to advertise and quickly fill your vacancy.

  • We give tours to interested applicants and assist them through our application process.

  • We screen the tenants based on their credit, income, criminal background, rental history and other factors.

  • We then choose the most qualified applicant, and provide them with a comprehensive and detailed lease agreement that protects the landlord.

  • On move-in day we hand over the keys to the tenant and conduct the apartment walkthrough while filling out our condition statement. This makes sure everyone is on the same page in the future about any previous issues or damages before the tenancy began.

Phase II… Rent Collection and Hands On Management

  • We act as the intermediary between you and your tenant. Intermediaries are crucially important. It shows your tenant that you are a professional landlord who should be taken seriously, and who expects to be paid rent every month and on time. Tenants shall direct any and all issues to One Call Property Management rather than to the landlord, so as to create an essential and professional buffer between the tenant and the landlord.

  • One Call manages security deposits in accordance with state law, and all rent payments in a secure escrow account. We disburse the funds each month as soon as they are received from the tenant(s), typically within less than 24 hours.

  • One Call also provides compliance and record keeping regarding leases, renewals, rent raises, apartment condition statements (before and after the move) and more! These forms and documents are vital for all landlords to protect themselves and their bottom line. We include these bulletproof documents at no additional charge!

  • Our systems allow the tenant to submit work orders, and upload pictures to describe the damage. This also provides vital record keeping for future use.

Phase III… Expert Guidance and Protection

  • We greatly reduce your risk of late payments and eviction proceedings by placing high quality tenants in your units from the start. On the rare occasion that things do not work out with the tenant, we will fix it and protect our landlords!

  • One Call will navigate the eviction/late payment process with you and swiftly provide resolution. We have experienced attorneys working with us to expedite the process on your behalf.

  • Navigating through a tenant in arrears and needing to evict is extremely complex. For this reason alone you should always utilize a property management company from day 1.

  • One Call also specializes in working with numerous state agencies that can help tenants get caught up with rent should they fall behind as a one-off instance.

Our Standard Pricing

5%

We charge 5% of the monthly rent for ALL of the services listed above. If your unit rents for $1,000 a month, our fee is just $50 a month!
